This access statement does not contain personal opinions as to our suitability for those with access needs, but aims to accurately describe facilities and services that we offer to all our guests and visitors.  If you yourself have access needs or you are arranging a visit or stay for someone else who has access needs, please read this document carefully and feel free to contact us if you have any questions.  We are here to help


Edgar House is located on the ancient Roman Walls overlooking the River Dee in the heart of the City of Chester, Cheshire and currently offers seven guest rooms, each with its own private en-suite bathroom.  Each en-suite bathroom has a walk-in shower, three of the en-suite bathrooms have freestanding baths.  One guest room has a free-standing copper bath in the bedroom space, and its own private lounge.  Five of the guest rooms are on the first floor and two are on the ground floor.  Two of the first floor guest rooms have French doors onto external furnished balconies overlooking the garden, City Wall and river, and these have timber 'slotted' floors.  The two ground floor rooms have French doors, each onto their own paved terrace

Parts of Edgar House date back to the late 1700s, and whilst we aim to meet the needs of all our guests, there are some period features which might make access difficult for people with limited mobility, notably (but not limited to) some narrow doorways, 3 external steps from the car park to the first floor main entrance and the internal spiral staircase with 17 steps.  Each step is approximately 200 mm (8 ins) high

Edgar House is a five minute walk to all of Chester's superb amenities, shops, galleries, Cathedral, Racecourse, Grosvenor Park etc., and of course we overlook the River Dee

Pre Arrival

Car - Please see "Arrival and parking" below
Rail - Chester railway station is a main-line station approximately 1 mile away, connecting with the UK network, and London is only 2 hours away
Taxi - Taxis are usually available at Chester station but we can book one for you in advance if required. Ask for Edgar House, off Duke Street
Air - Liverpool John Lennon Airport is approximately 30 minutes by car. EasyJet and Ryanair are the two major European operators. Manchester airport is approximately 40 minutes by car and operates internationally as well as shuttle flights to London Heathrow
Bus & Coach - Chester's Terminus is called the Bus Exchange. From here, Stagecoach operates the No16 and No16A services which go down Lower Bridge Street (No16A can also be caught at the Rail Station). Ask for the stop near Tudor House on Lower Bridge Street. This is the nearest stop to us and is a couple of minutes walk away. There is a shelter and seating at this stop


We regret that Edgar House is unable to offer overnight accommodation to children under the age of 14 (except when the party is taking exclusive use of Edgar House).  Adult visitors are welcome to bring children of any age under-supervision into Edgar's Riverside Eating and Gardens


We regret that Edgar House is unable to accommodate guests' pets but we do of course welcome assistance dogs.  Please advise when booking if you will be bringing an assistance dog.  We do have details of a Doggie Hotel, so if you would wish to travel with your pet, they can be boarded in a home very close to us, and we can give you their details - please just let us know if we can help

Arrival and parking

Access to Edgar House is gained from Duke Street (off Lower Bridge Street) initially turning right onto a tarmaced driveway and followed by a gravel car park.  The tarmaced driveway is not our own and is somewhat uneven

There is low level lighting around the car park which is lit during the hours of darkness

Each guest room has its own pre-allocated car-parking space

Assistance can be given with luggage

Daily house-keeping is of course included within the room rate as standard

There are 3 steps up from the gravelled car park to a flat tiled landing area and then approximately 3 metres (10 feet) to the main entrance door which is 900 mm (35½ ins) wide.  Each step is approximately 200mm (8 ins) high with railings left and right for assistance.  This gives access to the first floor main reception area where there is step-free access to the five first floor guest rooms

Internal access from the first floor to the ground floor Breakfast Room, Garden Lounge, Living Room, the Honesty Bar relaxing area and the Gardens and patios, are all via the spiral staircase which is 850mm (33½ ins) wide with 17 steps.  Each step is approximately 200mm (8 ins) high

Welcome Area

Guests are welcomed in the first floor main reception area, where we would ask you to register.  The flooring is a mixture of hard-flooring and carpeted areas.  Seating is available with 2 upright chairs.  The area is well lit with overhead lighting and table lamps.
Assistance can be given with luggage

Guest rooms

Our guest rooms are accessed to the left and right of the first floor main reception along carpeted corridors and landings with a mixture of overhead lighting and table lamps

Our beds are usually made-up with goose feather and down duvets and a mixture of feather and down and man-made pillows.
However sheets and blankets and hypo-allergenic pillows can be provided if preferred by prior arrangement.  Please specify before your arrival if required

There are bedside tables with drawers and bedside lamps, overhead lighting, a work-desk with upright chair, a full-length mirror, a hanging space with shelving and a safe in each guest room

All guest rooms have a sofa as a minimum, some also with lounge chairs

Large flat screen Internet connected digital LED TVs with DVD players, freeview and enabled with subtitles are available in each guest room

Hard-wired Broadband is available at the work-desks in all guest rooms and Wi-fi is available throughout Edgar House, as well as the guest rooms

All Superking-size beds are accessible from both sides

2 guest rooms may be converted to create twin beds.  When converted, each bed is only accessible from one side

3 guest rooms are furnished with our exclusive 'Edgar High Bed' which is a four-poster bed at approximately 850 mm (33½ ins) from the floor to the top of the mattress

Standard height beds, at 600 mm (24 ins) from floor to top of mattress are available in the 4 other guest rooms

Our minimum stay requirement is one night

En-suite Bathrooms, Shower-rooms & Toilet facilities

Each bedroom has its own private en-suite bathroom
Each en-suite bathroom's toilet is 430 mm (17 ins) in height, and sink is 900 mm (35½ ins) in height.  The free-standing baths are 570 mm (22½ ins) from the floor to the rim

The copper bath is 650 mm (25½ ins) from the floor to the rim
All showers are walk-in, door-free, step-free
The narrowest shower-entry gap, is 570 mm (22½ ins)

2 en-suite bathrooms have a sliding glass entry door from the bedroom space with a minimum 700mm (27½ ins) entry gap

Communal Areas - Halls, Stairs, Landings, Corridors

All communal areas, halls, stairs, landings and corridors are lit using a combination of overhead lighting and tablelamps

The first floor landing, spiral staircase, ground floor hallway, Living Room and Garden Lounge are all carpeted

The Garden Hallway and Adapted Toilet are tiled
The Large and Small Breakfast Rooms are floor-boarded

The entire First Floor and entire Ground Floor are step-free respectively

Edgar House is fully centrally heated throughout but temperatures can be adjusted in each guest room to suit individual requirements

Honesty Bar

The Edgar House Honesty Bar is open to resident guests only, and being subject to Alcohol Licensing laws, is locked shut at certain times

Fire Policy and Emergency Procedures

Smoke Detectors with audible and visual alarms can be found in the bedroom space of each guest room and other smoke and heat detectors can be found at strategic positions around Edgar House.  In the event of any one detector being set-off, the entire building would need to be evacuated.  The Fire Alarm Panel is situated next to the entrance door of the first floor main reception area.  Fire Extinguishers and Emergency Lighting are provided at strategic positions and along escape routes

The escape route from each guest room and the Assembly Point outside the building are highlighted on the back of the door, inside the guest room


For your security and peace of mind, there is 24/7 CCTV recording in operation, in and around Edgar House.  Our Alcohol Licence prescribes this, as it must be available for police inspection

Smoking policy

For your comfort, Edgar House is entirely Non Smoking.  As a premises which is open to the public, it is illegal to smoke anywhere within Edgar House
We can advise the locations of designated outside smoking areas
For respect to Edgar House, our neighbours and local bye-laws, disposal of cigarette-ends needs to be in designated receptacles

Public Toilets

There is a unisex ground floor toilet, which is available to guests during the day/evening and has been adapted with grab rails and an emergency pull cord.
The toilet is located off the Garden Hallway and has a 760 mm (30 ins) wide door.  It is step free, and the toilet is 470 mm (18½ ins) high from floor to seat and the sink is 740 mm (29 ins) high from floor to rim

There are separate Ladies and Gents toilets on the Lower Ground Floor, which are reached from the outside only, down 13 steps from the garden, off the River Patio.  The steps are 900 mm wide and each step approximately 200mm high

The River Patio is also reached from the River Gate.  There are 10 steps between the River Gate and the River Patio, each being approximately 200mm (8 ins) high and 1500mm wide.  There is a handrail on these steps

The Library

The Library is situated off the Garden Hallway on the ground floor and the entrance is 780 mm (30½ ins) wide with step-free entry
It has large windows allowing plenty of natural light supplemented by dimmable overhead lights
There is a real fire to supplement the central heating if required
There is seating for 24 people approximately


Edgar House has a South facing garden and a West facing patio (the Breakfast Patio)
The South facing garden is a mixture of paved areas, grassed areas and compacted gravel (hoggin) with mature trees, planted areas and potted plants
The Breakfast Patio is paved and has potted plants
Access to each of these is from the Garden Gate entrance directly off the ancient City Walls and all areas are step-free.  Step-free access to our Garden Gate is from Lower Bridge Street

We also have the River Patio.  This too is paved and has potted plants

Further access to the garden is through our River Gate on the Groves, and this is via 23 steps (split 10 steps from the River Gate to the River Patio and then 13 steps from the River Patio to the Breakfast Patio), each step is approximately 200 mm (8ins) high, and the narrowest gap being 900 mm (35½ins) wide.  There is a hand-rail on each of these two flights of steps

Other entrances into Edgar House

The Garden Front Door - There are 3 steps up from the garden to a flat gravelled landing area and then approximately 1 metre (3 feet) to the Garden Front Door which is 900 mm (35½ ins) wide.  Each step is approximately 200 mm (8 ins) high.  This gives access to a vestibule and another 900 mm (35½ ins) wide door which then leads to the garden corridor, leading to the Library and the Public Toilet (both described above)

The Breakfast Patio Door - There is step-free access from the Breakfast Patio to the Breakfast Patio Door which is 900 mm (35½ ins) wide.  This gives access to the Servery and the Library.

There is step-free access between the Servery and the Library. The door between these two rooms is 820 mm (32 ins) wide.

Additional Information

There is an information folder for each of the guest rooms with maps giving information on NHS facilities, local restaurants/pubs, travel, theatres and other local facilities
We also have a selection of menus from local restaurants for guests' perusal
We are happy to cater at breakfast for special diets or particular likes or dislikes
Please advise us before your arrival
We can refrigerate prescription medication and additionally store any perishable foods in our fridge for a limited period

Check-in/check-out times

We aim to always have rooms ready by latest 4pm but very often earlier
Check-out is by 11am
